I have similar sized rooms for my kids (what is smaller in length is wider in width compared to yours), and while I can fit 4 beds (bunk beds, or one bunk and one overlapping) then adding it a decent sized wardrobe might be harder /feeling a bit cramped. Locally people don't generally have long term tenants- the fact that we've been in the same apartment for 5 years is not common here at all- many people move every year or two.
